Transparent Pricing Policy
We offer a fully transparent pricing policy for the following residential possession proceedings:
Accelerated Possession Proceedings (Section 21 Notice)
This is a 4 stage procedure for obtaining possession where the tenancy has expired.
Stage 1
We will complete the checks to ensure you can serve the Section 21 Housing Act Notice then draft it to be served by you on the tenant.
Our charge is £375 + VAT
Stage 2
We will draft a Claim Form for Possession (Accelerated Procedure) and issue it for you at the appropriate court.
Our charge is £450 + VAT
Court Issue Fee is £355
Stage 3
If the tenant fails to respond to the proceedings within the time allowed we will apply to the Court for a Possession Order to be made.
Our charge is £250 + VAT
Stage 4
If the tenant fails to vacate the property we shall commence Enforcement Proceedings and issue a Warrant of Possession to the Court Bailiff.
Our charge is £250 + VAT
Court Issue Fee is £130
Additional charges may apply if:
- a court hearing is listed;
- the tenant raises a defence or tries to bring a counterclaim;
- you require additional advice on tactics or breaches by the tenant.
Rental Possession Proceedings (Section 8 Notice)
This is a 4 stage procedure for obtaining possession where the tenant is in arrears of at least 2 months.
Stage 1
We will draft the Section 8 Notice to be served on the tenant by you.
Our charge is £250 + VAT
Stage 2
We will draft a Claim Form and Particulars of Claim and issue proceedings at the appropriate court. We will obtain a hearing date.
Our charge is £450 + VAT
Court Issue Fee is £355
Stage 3
We will arrange representation at the hearing.
Our charge is £650 + VAT
Stage 4
If the tenant fails to vacate the property we shall commence Enforcement Proceedings and issue a Warrant of Possession to the Court Bailiff.
Our charge is £250 + VAT

- We will provide you with advice at each stage of the possession procedure;
- We have sought to make our charges as transparent as possible, but if there is additional work involved, we shall always provide you with a fee estimates before proceeding.
